Apartment Complexes:

Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Artelyn Enterprises with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Artelyn Enterprises with a valid PTSR, Artelyn Enterprises is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Artelyn Enterprises to access or use the PTSR. If Applicant provides Artelyn Enterprises with a PTSR: a) the PTSR must be made available to Artelyn Enterprises by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant's name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.

EVERY TENANT IS ENTITLED TO SAFE AND HEALTHY HOUSING UNDER COLORADO'S WARRANTY OF HABITABILITY AND A LANDLORD IS PROHIBITED BY LAW FROM RETALIATING AGAINST A TENANT IN ANY MANNER FOR REPORTING UNSAFE CONDITIONS IN THE TENANT'S RESIDENTIAL PREMISES, REQUESTING REPAIRS, OR SEEKING TO ENJOY THE TENANT'S RIGHT TO SAFE AND HEALTHY HOUSING.

Outside of normal business hours, 8 am to 5 pm, Monday through Friday, tenant(s) will communicate any non-urgent issues to the landlord by email. Non-emergency phone calls and texts outside of normal business hours may be charged a $50 fee. Any statutorily required notices from the tenant shall be communicated to where the landlord has last specified. Initially, tenant(s) should email notices to magnolia@artelynenterprises.com with a text to 970-219-3678. Or physically deliver in person to 1401 Lindenwood Drive, Fort Collins, CO 80524. C.R.S. section 24-34-502 (1) prohibits source of income discrimination and requires a non-exempt landlord to accept any lawful and verifiable source of money paid directly, indirectly, or on behalf of a person, including income derived from any lawful profession or occupation and income or rental payments derived from any government or private assistance, grant, or loan program.
